A Message for November.
The Chicago industrial vacancy rate decreased by 10 basis points with the second quarter for the first time since 2008. Large lease deals with RTC, ALG and Dynamic 3PL contributed to the absorption in the second quarter. The I-55 corridor has seen a significant drop of 270 basis points in the second bring the vacancy rate for this submarket down to 12.1% which is the lowest vacancy rate since 2007. As a result, lease rates are starting to stabilize.
It is still a tenant's market as landlords continue strike very aggressive deals to keep their facilities occupied and attract tenants from competing buildings. Sale activity has been very slow due to the continued availability of credit. For those buyers who can put up a significant amount of equity and have a strong relationship with their banker to secure financing quickly, there are great opportunities in the Chicago industrial real estate market to purchase industrial property at deeply discounted prices.

Rosemont - Tuesday, November 02, 2010: Grubb & Ellis assisted in the sublease of the truck terminal and warehouse facility located in Bolingbrook Corporate Center to Federal Express. Jim Cummings & Jack Cozzie, Grubb & Ells Company, represented the sublessor Central Freight, a subsidiary of Swift Transportation. The facility is a 60-door truck terminal with a 25,000 square distribution center totaling 53,220 square feet.
